What is Trending in NYC Residential Real Estate Right Now…

Sponsored By REC 4 Success & Romer Debbas, LLP

Trends in New York City real estate are constantly changing, but right now where are the hottest neighborhoods for buyers and renters alike?
The city’s residential market has become increasingly competitive and even though rents have stabilized, there has been an increase in demand for housing.
Many investors are turning to NYC as a reliable source of rental income, with long-term returns being seen by those who purchase property in the right neighborhoods. Investors have been capitalizing on steady rent increases and purchasing multi-family homes is still very popular.
Additionally, new development projects such as luxury condos are becoming more commonplace throughout many neighborhoods in the city.
Despite high property taxes and other costs associated with living in New York City, it is still one of the most attractive markets for investment due to its potential return on investment opportunities in real estate. Prices continue to stabilize as parts of the city struggle with affordability issues.
Homebuyers can get great deals on Co/ops too if they are qualified to gain access through the boards. The outer boroughs still offer value for first-time buyers as well as those looking for more space without breaking their budget.

It’s Not Housing This Time

Rising interest rates may dampen the number of home sales and the frequency of out-of-control bidding wars. But the housing market of today appears to be starkly different from the bubble that burst in 2008 in several key respects.

The Future of Commercial Real Estate Finance Given The Current Interest Rate Environment and Impacts of COVID

Sponsored by Scotsman Guide

    1. Retail – retail real estate was in a precarious situation pre-pandemic and the pandemic only compounded the issues for retail. We are seeing small box retail become very active in NYC, but what is the outlook for retail in general and also retail in business districts throughout the country?
    2. Potential Defaults – with the majority of owners having refinanced their mortgages the past few years, do you anticipate an uptick in defaults when these mortgages come up for maturity and owners are forced to refinance with an interest rate that can potentially be double what they are paying now?
    3. Office – how are you underwriting loans towards office buildings with the drastic reduction in demand and uncertainty of the cash flow?
    4. Multi-Family – this has obviously been the best asset class in commercial real estate, but what is your outlook given the massive relocation of society given the impacts of COVID has subsided?
    5. Interest Rates – what are your opinions on what the new normal will look like for interest rates once the Fed slows down or pauses its rate hikes and have you seen valuations adjust for the increase in rates?

9:15 AM | Landmines in the Commercial Lease

Sponsored by Einbinder & Dunn LLP

A typical commercial lease negotiation results in the basic business terms being memorialized in the contract: rent, CAM, improvements. But how will the lease work down the road if conditions change and the tenant tries to sell the business? Has the lease been examined carefully to see how changes in City or State legal requirements will be complied with or what the effect of changes in the City’s property tax landscape will be? From either a landlord or tenant’s perspective, you need a lease that is prepared to address the unexpected.

Sponsored By Peak Properties, LLC

Short-term real estate investment strategies, both active investing and passive investing can be a great choice for real estate investors who want to make money in real estate and not be tied into long term investments. A short-term real estate investment strategy focuses on profits and returns within a short period of time usually within 6-18 months. The decision between short-term real estate investment strategies and long-term strategies is dependent on multiple factors such as investment goals, investment experience and capital to invest. When the goal for real estate investment is short-term and high returns, there are three common strategies . We will discuss these strategies in this meeting.

Pavel Stepanov- Serial entrepreneur, real estate broker, blogger, and industry visionary

Pavel is broker owner and serial entrepreneur. He graduated from Seattle University School of Law and was in the legal field for 10 years before making a leap into the real estate. He started his brokerage back in 2015 when he realized that real estate was more in tune with his entrepreneurial mode and DNA. He hired virtual assistants to free up his agents' schedules, help with prospecting, reduce the paperwork load and to shift the agents' focus only towards income-producing activities.

Pavel discovered that he can help other companies and agents to delegate tasks to virtual assistants so that agents can focus only on income-producing activities such as serving their clients. This is how Virtudesk was born.

Virtudesk provides highly educated and trained virtual assistants to entrepreneurs, business owners, professionals, investors, brokers, and agents in the real estate industry. The company's tagline says it the best “We focus on small tasks, so you can focus on what’s most important.''

In today’s talk we will discuss the forecast for the 2018 market. How do you think 2017 shaped or will shape the market for cooperatives and condominiums in 2018. Are the foreign buyers still here wanting to invest in NYC Condos? I see prices down between 15-20% in most uber-priced listings. Why? Is there still a spread of up to 25% in price between condos and cooperatives? We will discuss the concessions being made in the new development arena and what developers are prepared to do. Are these concessions enough to sell their product? Do you see the new tax laws reducing purchases in 2018 in new development and in resales? Also, there are many changes in how the consumer looks at listings in New York City. How do you think buyers have reacted to the changes on Street Easy and what has this done to the broker community? Is it possible that New York City will ever have an MLS system? And lastly, 2017 saw many top brokers jumping firms and we will explore opinion on how these moves affect the agents themselves. Commercial real estate is a paper-intensive, largely manual process driven industry that sits at the epicenter of this unprecedented change.  To prepare your business for the future and successfully compete in today’s digital world, commercial real estate enterprises must be able to transform slow, error-prone operations from manual, analog processes to automated ones that include digital workflows and automated document generation. This topic will explore the technologies and  digital workflows that provide critical operational visibility that managers and senior executives need in order to continually improve business results.

9:00 AM  |  How to Successfully Navigate Real Estate Short Sales with the Industry’s Leading Mortgage Lenders

Sponsored by CK Capital Management

When a realtor, attorney, accountant or title company is approached by a client who is asking for guidance on how to sell their property, but that property’s value is less than what it can be sold for to pay off the loan in full, many times they can speak to their specific area of expertise but cannot provide the client with the full picture of how a short sale impacts their credit, taxes, future borrowing ability and or future obligation to the mortgage company.

While the real estate short sale market is maturing there are still a large number of property owners across the country that are still underwater on their property values from the highs of a decade ago. The mortgage lenders constantly change their requirements for a property owner to be approved for a short sale. Understanding the process, requirement, timeline and expectations of the mortgage companies is critical to successfully assisting these clients.
